Greater Supply of Offices in Costa Rica

The east and west of the capital are the areas that will see the greatest growth in 2012.

The economic slowdown experienced by Costa Rica , resulting from the global economic depression seems not to have greatly affected the construction sector, at least when it comes to office centers.

The east of the capital, which gained strength in recent months, as well as the west, where there is already a large range of offices, will see the emergence of new office centers next year.

A new feature to be noted is the combination of office centers with retail space, a concept that has gained strength in recent years in this country and is appearing more and more.

In terms of investments, two of the office centers that will open next year alone require resources of around $60 million.

An article in Elfinancierocr.com notes: "outside of San Jose, development plans are known about for a project by Desarrollos Mega in Heredia, next to Paseo de lasFlores, and another one being managed by Kigoma del Este in Alajuela.

Pedro Esteban Sanchez, senior market analyst at NAI Costa Rica (international firm of real estate services), explained that of future projects it is estimated that approximately 35% will be in the east and 27% in the west.

Alajuela would capture 12% of the market and Heredia as 7.5%, having experienced a period of expansion of office centers. In San Jose, Espinoza continued, would get the remaining 18%. "

New Office Park in Costa Rica

4D Real Estate is developing an office center in the canton of La Unión, Cartago.

Terra Campus Corporativo will consist of 22.708 square meters of rentable office space, parks and commercial areas.

Marcela Fernandez, director of 4D Real Estate Development, spoke with Nacion.com: "The project was created in order to provide businesses with office space east of the city, which has a large population, mostly having to travel westward to reach their workplaces."

$67 million for Distribution Center

The multinational Walmart has announced the construction of a new distribution center in El Coyol Alajuela, Costa Rica.

Construction of the new 50,000 square meter distribution center, will begin next year and will start operations in March 2013.

Costa Rica: Investment in New Office Buildings

April 2011

'Terra Oficinas' ("Office Land" in Spanish) and 'Parque Empresarial del Este' ("East Side Business Park") are two new centers in the east of San Jose.

With an investment of more than $100 million, the Parque Empresarial del Este office block will be built on a 90,000 m2 site in the east of the Costa Rican capital, close to the center.

$5 Million Investment in Office Center

November 2011

The new "Corporate Multi-center" ("Multicentro Corporativo" in Spanish) complex will be opened in November in the Costa Rican capital, San Jose.

Approximately 5,300 m2 of office space will be created on two floors with 2,300 m2 on the fourth floor and 2,100 on the seventh.
